The loft in your home, often can be a fabulous way of creating the extra room you require. Loft conversions require a good design utilising the entire space, our measurement of the existing loft can reveal if this space can be used cost effectively and how it will affect other areas of the existing house. With our 3D modeling capabilities we can now identify how the loft will achieve comfortable spaces, whether it is to be used for bedrooms, additional living area or a playroom, we can maximise the space. Items to consider which are often overlooked prior to design should include headroom, suitable fire escape and most importantly the access and how will the proposed staircase will affect the floor below. Our design skills can usually overcome these problems, however in some cases it is just not possible.

There are many benefits to loft conversions and apart from gaining another room we can increase the thermal values making your home conversion a warmer place to live. There are many design features in a loft conversion, so by taking the time during the design process to utilise every space you can benefit from items you may wish to include, i.e. an en-suite or additional cupboard space. Bespoke staircases are often a great space-saving item and to increase even more space we can introduce a dormer window area. All of these can be discussed within our free quotation.

House extension plans and renovation designs

A house extension is a great cost-effective way to improve your home, increase your usable floor space and make the most of your investment.
We carry out a measured survey of your house as part of our service, this allows us to get a full understanding of not only the space, but your requirements to gain the maximum space, while keeping within the guidelines of the planning laws.
We discuss your requirements with you at your chosen location to form a design brief. This brief we turn into a vision and the more information, the better. Based on the information in the brief and using our experience we will advise you how to make the most of your space and provide you with the most up to date ideas, enabling us to exceed your expectations.

The initial design process takes as long as you feel comfortable with, this is your home and your extension and should not be rushed. We will submit the extension design drawings for planning, a process that takes 8 weeks, thereafter an application as required for the building control. We generally act as agents which means you will not have questions or dealings with your local council. Our fees do not include the council fees which can either be paid on line or by cheque direct to the council.
At the end of the design process we can assist you, if required, with the selection of a suitable builder for your extension or renovation project.
